If a tenant has gone beyond the grace period of the lease we have timely, consistent protocol including both courtesy contacts to the tenant as well as all appropriate legal steps as necessary. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

We make paying rent easy for tenants with an online tenant portal that can be accessed 24/7. We encourage tenants to pay online without convenience fees, which means we can pay you out faster.

In the unfortunate event that a tenant needs to be evicted from your rental, will shield you from the stress and re-rent the property promptly.

We screen our tenants' credit score, a national criminal background screen, proof of income, proof of employment, past rental history and more to greatly reduce the risk of an eviction. However, they can still occur.

We offer Eviction Management services including:

• Sign and serve in the property owner’s name all notices required to initiate and pursue the eviction process
• Commence and prosecute actions to evict tenants
• Recover possession of the property in the owner’s name
• Recover rents and other amounts due
• We are so confident in our tenant screening, if a screened tenant placed by Falcon Property Co. ever has to be evicted, we will be responsible for the attorney, filing and Sheriff costs associated with the eviction process, up to $1,000.

We know that a well-maintained home results in quicker rentals, lower turnovers, and in general, happier tenants! We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. We also provided 24/7 support for maintenance emergencies via phone. Our Vendors are trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us.

Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.

We track your financials and reports to you monthly through our secure, advanced and fully automated web-based accounting system. With our detailed financial reporting tools, it's never been easier to keep tabs on your investment.
