Rent Ready Standards
At Falcon Property Company, we’ve found providing well maintained properties provides the best possible results for our clients. It is a necessary prerequisite to finding and keeping good residents as well as limiting your liability. Below is a summary of our Rent Ready Standards:
Brokerage Firm and Landlord are committed to providing safe, clean, and properly maintained homes to our residents. In order to comply with the Colorado Warranty of Habitability (Colorado Revised Statutes 38-12-503), Colorado judicial law, and Brokerage Firm’s experience of what the market calls for, below is a summary of the items that need to be completed prior to a lease starting:
- Property professionally cleaned and free of trash and debris, inside and outside.
- HVAC system to be in good operating condition, with a new filter installed.
- All mechanical elements including appliances operating as designed.
- Caulking in kitchen and bathrooms shall be clean and free of mildew.
- Doors and locks all functioning properly. Exterior doors have working locks. Interior doors have door stoppers installed.
- Windows must open, close, and lock properly and window screens be in good condition.
- Window coverings functioning (opening and closing properly). No broken or missing blinds, old or worn drapes removed/replaced, and curtain rods well anchored.
- Painted wall surfaces in good condition free of nail holes, scuffs, mis-matched touch ups, and/or scratches.
- Carpet professionally cleaned by a truck mounted carpet cleaner or replaced if too heavily stained.
- Vents cleaned if visibly dirty or if a pet or animal were previously living in the property.
- Electrical outlets, switches, and light fixtures/ceiling fans all working properly.
- All light bulbs functional and matching.
- Locks rekeyed as well as garage door remotes and codes reset between tenancy.
- Smoke and carbon monoxide detectors installed per state requirements.
- Fireplaces are operational and clean unless deemed not operational and for aesthetic purposes only which must be identified in the lease as well as marketing.
- No personal property or items at the unit. This includes furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispenser, pictures, lawn equipment, lawn mowers, outdoor grills, tools, etc.
- House specific items such as paint cans, carpet scraps, extra tile or flooring matching the current finishes should be left at the property as long as they can be stored inconspicuously without restricting the resident’s use of the property.
- Window wells are recommended to be covered for liability purposes.
The above is a summary of most of the items we evaluate, not a complete list. Brokerage Firm will generally get a property on the market prior to work being completed that wouldn't negatively impact showings, including carpet cleaning, vent cleaning, and misc. maintenance depending on the condition of the property.
