Six Guarantees
Every one has a dollar figure or a deadline attached. Straight from our management agreement.
Eviction Guarantee
We are so confident in our screening that if a resident we place ever has to be evicted, we cover the attorney, filing, and Sheriff costs of the eviction process, up to $1,000.
Pet Damage Guarantee
For any pet we approve, we guarantee up to $2,500 in protection for pet damage above and beyond what the security deposit covers and normal wear and tear.
Management Fee Guarantee
If we do not collect rent, you do not pay a management fee. We do not charge a minimum, and we are exactly as motivated to collect on time as you are.
Leasing Guarantee
If a resident breaks their lease within the initial term, you are not responsible for the leasing fee to re-lease the property. Confirmed military relocations are excepted and subject to SCRA requirements.

You get an assigned licensed property manager as your main point of contact, and we promise to return all communications within 24 business hours.

What services do you not provide?
We do not manage furnished rentals, short-mid term leases, properties on acreage, or leasing only services.
Is the fee structure really that simple and transparent?
Yes, and we only collect fees when we are successful. Our success is aligned with yours.
What happens when the home is vacant?
You pay nothing while it is vacant. No vacant property fee, no minimum. We are only paid when you are.
Do you mark up maintenance?
No. Maintenance coordination is included in the management fee, with 24/7 emergency coverage and documented work orders. You pay the vendor's actual cost.
Is there a military discount?
Yes. Military owners get one free management fee month. See Military & PCS for details.
What benefits do residents get?
We provide residents with unlimited furnace filters, batteries, standard light bulbs, as well as the offer to change all three. We also include accidental damage coverage of $350 per year, waive common fees, and many more benefits covered by a reasonable monthly charge paid by residents keeping your fee structure as competitive as possible!
